The villa holds 14 people in 7 bedrooms comfortably, there is one spare sofa bed for two others.

For the comfort and safety of all guests, smoking is strictly prohibited within the villa which is fitted with smoke detectors which are linked to our security company. No pets are allowed.

The villa is only 10 minutes from Walt Disney World, Sea World is 5 minutes away and Universal 20 minutes. This is one of the major reasons this is such a sought after area. After a long day at the Parks you can get the children home and into bed in a matter of minutes!

The villa has an idealistic south facing pool for sunshine from sunrise to sunset all year round.

Unlike some villas which back on to walls or other properties, the villa has idealistic unrestricted views over wetlands and a conservation woodland area (guaranteeing privacy).

Directions and keypad entry code will be sent to you 2-3 weeks before arrival.

The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required.

The villa is well equipped for small children and comes complete with a cot/crib and a highchair as well as having a pool safety fence.

For young children there are a selection of toys, games, PS2 and videos/DVD's. For the older children and the adults there is a fully equipped games room.

The pool and can be heated (by agreement) for additional cost as indicated on the booking form. We would recommend pool heat from September through to April. The pool is heated to the maximum temperature allowed under Florida law (85°).

The villa is minutes from a 24 hour supermarket. The Premium Outlet Mall is only 10 minutes away and houses many designer label stores (including: Nike, Timberland, Adidas, Versace, Armani etc etc.). In addition there is a wide variety of stores on Highway 192.

There is a wealth of restaurants on Highway 192 which is 2 minutes away including: Outback Steakhouse, McDonalds, Chic Filet, Taco Bell, Red Lobster, TGI's, Dennys along with Chinese, Italian etc, many of whom will deliver.

Hopefully you will not need this, but for peace of mind there is a walk in medical centre at the Formosa Shopping Centre 2 minutes away which is beside a drug store (Wal-greens).

The house is professionally cleaned prior to your arrival and the pool and garden are tended to weekly.

Absolutely not! We offer a state-of-the-art fully air conditioned games room and a range of baby equipment (such as high chair/cot) ... all of which are included in the price of the villa.
